ACCESS STATEMENT
INTRODUCTION
>Stable cottage is an early-mid 19th century grade II listed barn conversion on two stories.
PRE ARRIVAL
> Access statement is available in print by request and published on website - www.highlaneholidaycottages.co.uk
> Nearest train station is at Kirkby Stephen (which is situated on the Settle to Carlisle route) approx 10 mins away by car. Local taxi firms available on request.
> The nearest shopping amenities are 15 mins away by car at Kirkby Stephen where you will find Butchers, Grocers, Chemist, Post Office Banks and lots of little shops.
> Two bedrooms Bathroom and Storage Cupboard are on the ground floor of the cottage. The Lounge/Kitchen are on the first floor.
PARKING
> The parking area is next to Stable Cottage approx 5 metres off the front door. There is an outside light and an emergency light.
> The surface of the car park is stone chippings and the short distance to the Cottage is level with patio stones and a 6 inch step upto the door.
RECEPTION
> The farm house is located next to Stable Cottage where we will be able to great you this is situated approx 5 metres from the parking area.
LAUNDRY
> There is daily access to a washing machine located in the utility room of the Farm House (reception). The washing basket, airer, iron and ironing board are stored in the storage cupboard under the stairs on the ground floor.
BEDROOMS
> The two bedrooms are on the ground floor with wide easy access doors.
BATHROOM SHOWER-ROOM AND W.C
> This is situated on the ground floor with wash basin, toilet, bath and shower over bath.
SELF - CATERING KITCHEN
> The kitchen is on the top floor which is accessible by one flight of stairs with 13 steps and a banister on one side.
> Mixer tap over sink. Sink and work surfaces at normal height with cupboards above and below.
> Gas hob and electric oven and microwave.
> Crockery in eye level cupboards, cutlery in drawers, pans etc. in lower cupboards.
> Fridge with icebox in kitchen.
> Wood effect floor with rectangular extendable table in dining area with 6 chairs all around.
LOUNGE
> The lounge is on the top floor open planned with the kitchen.
All rooms are spacious, comfortable and maintained at a high standard.
